| Key Features of the Plan Land Use and Density The Master Plan proposes a mixture of retail, office space, and residential use. On various redevelopment sites, the plan shows buildings up to three stories which can be accomplished within the current 40 foot maximum height of the B-1 (retail only) and B-2 (retail & service use) zoning districts. Additionally, the mixed-use buildings proposed in the Master Plan meet the minimum 1,500 square feet of zoning lot area per unit designated for the B-1 and B-2 districts.

Mixed-Use Development
The Master Plan calls for mixed-use development throughout the downtown. This mixed-use development appeals to the demand for residential and retail development within the downtown while creating an atmosphere of convenience for both residents and merchants. Mixed-use development also responds to a strong demand for condominium housing by empty nesters, those seeking convenient access to an established downtown, and those searching for a residence located along the Metra rail line.

While first floor retail creates the shopping environment of a classic CBD, the inclusion of condominiums above retail allows for an increase in business activity while minimizing the additional generation of vehicular traffic. Some mixed-use buildings may also include office space over retail stores as a means of catering to the service industry. The Downtown Master Plan identifies many locations for mixed-use buildings throughout the downtown. Currently, there are projects planned or underway on Walker, Burlington, and Prospect Avenues.
