Retail Environment The retail environment in Clarendon Hills is appropriate for national chain retailers that require high traffic volumes and visibility as well as small independent retailers that depend on pedestrian traffic and a strong consumer base. Ogden Avenue, the busiest street within the municipal borders of Clarendon Hills, is well suited for larger-scale commercial and retail tenants. Currently, Ogden Avenue is home to multiple businesses including dine-in restaurants and furniture stores. Traffic counts along Ogden Avenue, are approximately 25,800 vehicles per day.
The second busiest arterial road in the Village, 55th Street, is on the southern edge of the Village. National City Bank is located on 55th street in the former headquarters of Mid-America Bank. Jewel-Osco is the major retail tenant on 55th Street along with a restaurant and other professional offices. 55th Street has traffic counts around 25,400 vehicles per day. Both 55th Street and Ogden Avenue have direct access onto Route 83, which has traffic counts of more than 70,000 vehicles per day.
Downtown Clarendon Hills has a strong pedestrian-oriented environment that caters to both small chain stores and independent retailers. Starbucks Coffee, Fifth-Third Bank, and Ace Hardware are existing downtown tenants that have a national presence. The downtown is also home to independently owned restaurants, home décor and fine art stores, and gift shops.
At the heart of the downtown is the Clarendon Hills Metra station. The station is located on the Burlington Northern Santa Fe rail line and attracts commuters within the Village and from surrounding communities.
